Permit application process

These are the steps for getting a permit to remodel existing or build new one-family and two-family homes.

Step 1

Submit a wrecking permit application

You can skip this step if there if you do not need to remove an existing structure from your construction site.

Step 2

Submit a building permit application

When we receive your building permit application:

  • A development coordinator (DC) will start a permit for your project.
  • You will receive an email invitation with instructions for using ProjectDox to submit construction plans and documents.

Step 3

Log in to ProjectDox to submit plans and documents

ProjectDox is the electronic tool we use to receive and review construction plans and documents. 

Follow the instructions in the email you receive to:

  • Log in for the first time
  • Upload and submit plans and documents.

Be sure to click on the submit button to complete your task.

Step 4

Wait for the DC to complete an intake review

The DC will review your submission and verify that you've included all the required items.

  • If anything is missing, you will receive a "Resubmit Task" request through ProjectDox.
  • Your submission will not be forwarded for department reviews until it is complete.
Step 5

Allow time for us to review your plans

The plans will be routed to relevant departments, including:

  • Construction Code Services — reviews for building code compliance
  • Zoning Administration — reviews for zoning code compliance
  • Public Works — reviews curb cuts and work related to public infrastructure
  • Other departments as appropriate

Time estimate

  • 15 business days for the initial plan review
  • Five business days each time you re-submit plans

Watch for ProjectDox notifications

  • You'll receive a notification when we've completed the reviews.
  • You may need to submit revised plans, additional information or respond to questions.
Step 6

Submit land use application, when required

The following scopes of work require a land use application.

  • New construction
  • Accessory dwelling units (ADUs) 
  • Other projects as identified by zoning staff

If a land use application is required for your project, our zoning staff will contact you.

Step 7

Get your building permit and begin construction

After all departments approve your plans

You will receive a ProjectDox notification that says:

  • Your construction plans have been approved.
  • We are ready to issue your permit.
  • You need to submit your payment.

After we receive your payment

You can:

  • Download and print approved documents, including your building permit and approved plans.
  • Post your building permit and approved plans at your construction site.
  • Begin construction.

Step 8

Coordinate and pass on-site inspections

You must plan and coordinate all inspections.

  • The number of inspections you need varies by project.
  • All projects require a final inspection.

Step 9

Pass a final inspection

A certificate of occupancy inspection is required before:

  • A new building can be occupied
  • An existing building can be used for a new purpose
