Overview

We released a Request for Proposals (RFP) for the first phase of new buildings at the New Nicollet/former Kmart site.

The City of Minneapolis is redeveloping 10 acres at Nicollet Ave and Lake St, known as the New Nicollet (former Kmart) site. The project is guided by the New Nicollet Development Framework, approved by the Mayor and City Council in May 2025. This plan was created through a three-year community engagement process.

Phase 1 development will be on the southeast portion of the site. It will focus on providing:

  • Affordable housing
  • Ground floor commercial space
  • Non-profit services space
  • Minneapolis Park & Recreation Board indoor program space

The Sharepoint project folders are no longer accessible.

The City can choose to reject any or all applications.

Next steps

  • February 2026: Community engagement sessions. Your input is important in shaping the final decisions.
