Hollywood Theater

Objective: Reactivation of the historic Hollywood Theater building

Description: The Hollywood Theater operated as a movie theater from its opening in 1935 until it closed in 1987, standing vacant since then. In 1990, the Theater was designated a local historic landmark. In 1993, the City of Minneapolis purchased the building and pursued several attempts at redevelopment over the years that were unsuccessful.

In November 2008, the City of Minneapolis bought the property adjacent to the Theater, 2819 Johnson, and cleared the site to support redevelopment of the Theater by providing parking, service access, or space for related development.

In March 2009, the Heritage Preservation Commission approved a framework for treating the character defining features of the Theater and set of improvement to the Theater. View a presentation on the framework.

In June 2009, the City of Minneapolis released a Request for Proposals for the Hollywood Theater building and the adjacent lot at 2819 Johnson with the goal of redeveloping the property with a viable commercial use. The City did not receive a response that met the criteria of the RFP, and continued to market the property for sale.

In December 2012, the City Council (see item #5) granted exclusive development rights to developer Andrew Volna for one year, and in December 2013, the City extended those rights for six more months, as provided for in the original designation. This followed positive conversations with the community on his ideas.  The designation gave Volna time to determine whether he could formulate a viable proposal or not.  The City of Minneapolis continued to consult with the local Audubon Neighborhood Association through this period. 

In April-May 2014, the City Council approved the main terms of the sale of the Hollywood Theater property to Andrew Volna (see item #2). The Audubon Neighborhood Association board supported the sale.  

In June 2015, the Heritage Preservation Commission (see item #2) approved Andrew Volna’s plan to rehabilitate the building as being consistent with historic preservation standards.

In October 2015, the City transferred ownership of the Hollywood Theater property to local developer Andrew Volna.
