Seal Coating Program
Seal coat is a process that will improve the quality of the pavement surface. First, liquid asphalt is placed over the pavement, and this is followed by spreading stone chips, such as granite, over the liquid asphalt. The pavement surface is then rolled with specialized compaction equipment to embed the chips into the applied liquid asphalt. In approximately one week, the pavement is swept with a street sweeper to pick up excess seal coat chips.
Seal coat projects provide a significant benefit in extending the life span of asphalt pavements. Primarily, this process provides a protective membrane and seals the cracks, preventing water from seeping into the street base. During the freeze/thaw cycle, unprotected pavement is much more susceptible to potholes. Seal coat also prevents weathering and protects the pavement from harmful effects from the sun. The second benefit is it adds texture and increases the pavement friction. As pavement ages it becomes smooth as traffic wears off the fine particles. The roadway may become slippery and difficult to stop quickly. Seal coat increases these properties and makes the roadway safer.

Process of Construction
The placement of the seal coat chips is a moving operation. First, the liquid asphalt is placed with a tank truck, followed immediately by the placement of the stone chips with a spreader. The compaction equipment follows immediately behind, to seal the chips onto the existing asphalt pavement. This procedure is very fast.
The seal coated roadway is then open to traffic. There are remaining loose chips on the roadway as the sealcoat goes through the curing process. Approximately one week after the chips are initially placed, the street is swept to capture excess chips. The reclaimed chips are cleaned and reused.
Impact to Residents
This process is a moving operation, and traffic is maintained during the process. Streets will be posted “No Parking” in advance of the work, and the street will be swept before the seal coat operation. “Loose Gravel” signs will be placed at the start of all seal coat locations, and at all street and trail crossings. Flaggers are used to direct traffic during the placement operation. Please expect additional travel time when traveling through the work areas.
* Due to the loose stone chips, bicyclists and pedestrians need to be extra cautious when traveling affected areas. Seal coated streets and parkways will remain open, although bicyclists and pedestrians are encouraged to use alternative routes. If you must travel on these streets, please use extreme care and caution.
